Site elevation: Lawrence Business Park is located on the highest piece of land in the neighborhood. In addition, during development the height of the buildings was maximized to provide as much relief from potential flooding. We have marked the high water level from hurricane Ike on the curbs.
Building construction: Construction will be poured concrete walls using ICF (Insulated Concrete Form) construction. The buildings are strong and quiet. The light industrial buildings will be poured concrete tilt-up construction.
Windows: These buildings are built to meet and exceed tough new Galveston County building codes for storm protection. All buildings have hurricane windstorm rated windows that do not require shutters or window covers in a storm. These windows will also save on heating and cooling.
High Ceilings: Office buildings will have 10’ high ceilings to offer a more open feeling.
HVAC units mounted on the roof: All heating/air conditioning and ventilation units are roof mounted. This provides a cleaner appearance to the building and also protects the HVAC units from theft. Access to the roof is from an access ladder in the locked service room.
Interior electrical/telephone room: All electrical meters, circuit breaker panels and telephone circuits are located in a locked equipment room. Each building will be provided with 120/208 3 phase power and each tenant will have their own electric meter.
All buildings interconnected for data cabling: During installation of the underground utilities we provided conduit for high speed data cables to each of the buildings. In addition, on the chance that one tenant might use more than one building, conduits for high speed data cables were run from building to building.
Parking: Lawrence Business Park uses full size (9’ x 19’) parking spaces throughout the development. Large parking spaces, with a ratio of 4:1000, make it easier for your customers to park. In addition, wide driveways allow easy access to/from the property with easy turns for large trucks and designated loading areas.
Location: Lawrence Business Park is just off of FM2094 and Lawrence Road is soon to become a major north/south highway. |
